Summary:  The incumbent maintains and protects all aspects of the project(s) to ensure a safe environment.  Identifies and corrects problems as required.  Performs minor, routine, and complex maintenance on job site and equipment as required or requested by the Construction Superintendent or Project Manager.  Complies with all safety programs and procedures.  Adheres to all federal, state, and local laws and regulations as they relate to construction projects.  Completes all work requests accurately and timely.  Maintains cleanliness and order on all assigned projects.  Performs inventory as required.  Procures supplies and/or parts as directed by management.  Performs other duties as assigned.

Duties and Responsibilities:


Performs routine punch list projects including but not limited to the following areas:

• Electrical
• Plumbing
• Heating, Ventilation, and Air Conditioning
• Tile, Carpet, and Flooring
• Roofing, gutters, and fasteners
• Fireplaces
• Ceiling fixtures (ceiling and exhaust fans)
• Interior and exterior lights
• Smoke alarms
• Appliances
• Carpentry, trim & framing
• Interior and exterior structures (stairs, gates, fences, railings, walls, doors, windows, cabinets, shutters, garages, patios, etc.)
• Door locks (installation and repair); makes keys
• Boiler, gas and electric
• Water systems
• Security systems
• Painting
• Pool
• Maintaining cleanliness of units and common areas
• Removes and properly discards debris and litter on grounds
• Complies with safety programs, policies, and procedures as they relate to the construction environment.
• Adheres to all federal, state, and local laws and regulations as they relate to the construction environment.
• Abides by all ADA and Fair Housing laws and regulations
• Performs additional duties as assigned.

This list does not reflect all of the duties and responsibilities of the assistant construction superintendent, there may be time that the assistant construction superintendent needs to take on different responsibilities for the success of any given project.  The assistant construction superintendent is responsible for assisting superintendent with all aspects of his projects until turnover to property management.

Work Hours:  40 hours per workweek, or as needed to successfully fulfill the requirements of the position.  Weekends and overtime may be required for emergencies or as circumstances warrant.

Knowledge, Skills, and Abilities:

• Basic knowledge of all phases of the construction environment
• Knowledge of local, state, and federal laws as they apply to the construction environment
• Knowledge and skill in the use of construction related tools and equipment
• Skill in basic mathematical computations
• Skill in troubleshooting and maintenance repair 
• Ability to effectively communicate orally and in writing
• Ability to meet and deal with a variety of individuals
